RICS HomeBuyer Report Canterbury

This Post will deal with the very popular RICS HomeBuyer Report, this is a so-called Level 2 survey and is designed to inform homeowners about the property by highlighting the defects and potential issues.

An RICS HomeBuyer Report, or Home Survey, is conducted by an RICS qualified surveyor, who carries out a detailed visual inspection of your property, or the one you want to buy. The report you are supplied with following the inspection uses easy to understand ‘traffic light’ ratings, so you can clearly see the property’s condition and any areas of concern. The RICS HomeBuyer Report has 3 condition ratings to evaluate and describe the condition of the property and how urgently it needs repairing.

It includes comments on the condition of the property, provides guidance to legal advisers, highlights any urgent defects, advice on defects that may affect the value of the property with repairs, and ongoing maintenance advice.

The conditions are defined by RICS and there associated colour are indicated below:

Condition Rating 1 No repair is currently needed. Normal maintenance must be carried out.

Condition Rating 2 Repairs or replacements are needed but the surveyor does not consider these to be serious or urgent.

Condition Rating 3 Defects are present which are either serious and/or in urgent need of repair or replacement, or the surveyor feels that further investigation is required.

It will cover:

  • Building condition and defects
  • Structural movement
  • Damp, rot, and woodworm
  • Heating, drains, and electrical services
  • Alterations and additions
  • Items to ask your advisors
