Home Heroes Limited Principal surveyor is an RICS Conservation Accredited Building Professional and a Chartered surveyor. We are traditional practitioners advocating the most current and sympathetic information. Using BS7913 and the now out-of-draft RICS Joint Dampness Methodology Statement.
We carry out Building Surveys, Damp Surveys and Specific Defect Survey to all pre-1919 traditional buildings regardless of the designation or status, so that includes Grade II listed, Grade II* Grade I listed, Scheduled Ancient Monuments and any property built Pre-1919 which requires a different set of building pathology skills and greater property understanding.
We use the latest and best technology to undertake our listed building survey which allows us to fully understand the way your building should work, this includes thermohydrometers, Thermal Cameras, and endoscopes not just a “damp meter” in addition to these tools if your problem is a specific defect we can set up a full suite of environmental monitoring equipment to really understand what is going on in your pre-1919 building.
Our pre-purchase surveys are carried out in line with the RICS Home survey standard Home Survey Standards – This service is delivered in accordance with the Home survey standard (1st edition) RICS professional statement and is equivalent to Level 3. We use our own custom templates for this now due to the standardisation and a copy is available on request we no longer use RICS or SAVA forms
Beyond Surveys & Defects
In addition to excellent survey reports and specific defect inspections we also offer general consultancy services which can include any of the below items or a mix and match
We are able to produce heritage statements to support planning or consent applications, we would need full access to the planned works, specifications and past information to produce these.
Conservation Management Plans
We can produce full conservation management plans for buildings, grounds and properties but please note these are time-consuming and expensive documents to produce they will likely need visits, drawings, photographs, forward plans etc.
We have successfully produced standing scheduled consent applications, scheduled consent applications and listed building consent applications for works to properties and can assist you in obtaining such consents.
Following a survey or a defect inspection we can write a tender pack for you this will include works specifications, pricing documents and a contract based on the JCT Home Owners’ contract (With or without oversight) or the RIBA Domestic Building Contract or the more complex JCT Minor Works with or without contractor design.
These work specifications will include what needs to be done, how to do it where its important or not a contractor’s design element and other key contractual issues, this will give you the ability to know the work will be done as it was intended to be undertaken
Full Project Management
We don’t offer many of them due to time constraints but where we manage your heritage project from start to finish, inspection, specification, assisting with the tender process, any party wall implications and dealing with onsite inspections and contract management.
We will administer your contract, take valuations and issue the required payment certificates and notices as required, this doesn’t typically cover the role of the clerk of the works or the greater role of employee agent but these can all be discussed.
Inspections of the work as it is ongoing, undertaking inspection reports and reporting back to you will make sure it is done as per the contract or the specification and can help save you money and keep better control of the quality of work.
